Do I have to be present?

No, but we recommend it. If any problems are found, we can point them out to you and recommend a course of action to correct them. Also, we can point out maintenance that should take place on systems or components to assure the home stays in good shape.

What is radon?

Radon is an odorless gas present in homes. It is the second leading cause of lung cancer after smoking. We can test  the level of radon to determine if it is high enough to take corrective action as recommended by the Environmental Protection Agency.

How long does an inspection last?

Depending on the size of the home, and the number of items to be inspected, a typical inspection lasts 2 – 3 ½ hours.

Does a home receive a pass or fail?

No. The purpose of the inspection is to report items as satisfactory or unsatisfactory. Any items found to be unsatisfactory are detailed on the summary report page. Discussing this with your agent can help you as you negotiate the purchase of the home.
